Kurnool Master Plan & Orvakal Airport: What They Mean for Property Prices in 2026

Ask anyone who has bought land in Kurnool over the last decade what changed the market, and you will get two answers: the roads, and the airport.

That matters for a simple reason. If your plot falls within this area, its permitted use is decided by KUDA's notified land-use plan, not by what the seller tells you at the site. A parcel marked for agricultural, industrial or public use cannot become a residential plot because a broker says it will.

Before you buy, check the land-use zone for the specific survey number against KUDA's notified plan and maps. A developer with nothing to hide will help you do this; the KUDA office will confirm it. How has Orvakal airport changed Kurnool?

Kurnool Airport at Orvakal is the piece of infrastructure buyers most often ask about, and the facts are more modest — and more interesting — than the hype around it.

Commercial operations began on 28 March 2021, with an IndiGo flight from Bengaluru. The airport was built at a cost of ₹153 crore and has a 2,000-metre runway with an apron for four aircraft. It is classified as a '3C' airport, meaning it handles turboprop aircraft such as the ATR-72 and Bombardier Q-400 rather than larger jets.

Traffic is still building. In the year to March 2024 the airport handled 39,746 passengers across 1,311 aircraft movements — real, but a fraction of a metro airport. Route expansion has continued, with Kurnool–Vijayawada services introduced from 2 July 2025.

So what should a buyer take from this?

The airport is a genuine long-term asset, not an overnight multiplier. Its effect on land values has been strongest along the Orvakal corridor and the approach roads from the city, where industrial and logistics interest has followed. Buyers who paid premium rates far from that corridor on the strength of "airport growth" have generally waited longer for appreciation.

Judge a plot on its own connectivity, not on a facility fifteen kilometres away.

Why does Kurnool's road and rail position matter so much?

This is the part that gets less attention and probably deserves more.

Kurnool sits on NH-44, the Srinagar–Kanyakumari corridor and the country's longest national highway, which places it directly on the Hyderabad–Bengaluru road axis. It is also served by NH-40 towards Chittoor and NH-340C towards Srisailam and Vijayawada.

On rail, Kurnool City railway station lies on the Bengaluru–Hyderabad line and is classified as an A-category station under South Central Railway.

Put simply: Kurnool is not a destination city that people must make a special journey to reach. It is a city that sits on the way to two of South India's largest economies. That is a structurally stronger position than a lot of tier-two markets enjoy, and it is the single biggest reason demand here has held up.

The district's economic base adds to this — Kurnool's GDP is estimated at $3.266 billion, and the region carries significant mineral reserves including iron ore, dolomite, limestone and quartz.

Where have land rates in Kurnool actually moved?

An honest answer: unevenly, and along predictable lines.

Value has concentrated where three things overlap —

  • Approved layouts rather than unconverted agricultural land
  • Road frontage or short access to NH-44, the bypass, or the Orvakal corridor
  • Existing civic services, meaning water, power and drainage already present rather than promised

Pockets meeting all three have performed well. Cheap land far from approved infrastructure has largely stayed cheap, which is the market behaving rationally rather than the investment failing.

Be cautious with any rate quoted to you as a district average. Kurnool prices vary enormously street to street, and a per-yard figure without a specific location attached tells you nothing useful.
