Villas and Independent Houses
Villas and independent houses across Kurnool and Hyderabad, with floor plans, built-up area, plot sizes and current availability shown against each.
Villa or independent house — what the difference means
Both give you the land outright rather than an undivided share, which is the part of a property that appreciates. The practical difference is the setting: a villa in one of our gated layouts comes with shared amenities, a compound wall and security arranged for the whole community, while an independent house on its own plot gives you more freedom over what you build and how you extend it.
The trade-off runs the other way too. Maintenance in a gated community is shared, predictable and someone else’s job to organise; on an independent plot the motor, the terrace and the drainage are yours. For a family where both partners work long hours that difference often matters more than the price gap.
What the listings show
Each entry above gives the plot size and the built-up area, which are different numbers and worth reading separately — two houses on identical plots can differ substantially in plinth area. Where a project is complete, the possession status says so; where it is ongoing, units are released in phases and availability changes through the year.
Before you book
Ask for the approved building plan as well as the layout approval, the title and a thirty-year encumbrance certificate, and confirmation that water and power are connected rather than promised. If a major lender has not approved the project, ask why before you go further. Our comparison of flats and independent houses in Kurnool sets out the cost and resale differences in full, and the EMI calculator will give you a monthly figure before you negotiate.
