Amaravathi Hotel, Brodipet
Brodipet is one of the older commercial quarters of Guntur, and the hotel is a completed project rather than one under development. It sits in the portfolio as commercial space, which is a different proposition from the plotted layouts that make up most of our work.

Buying commercial space
Due diligence on a commercial property overlaps with residential but is not identical. Alongside clean title, thirty-year link documents and an encumbrance certificate, check the permitted land use for the survey number, the occupancy certificate, and whether the building approval matches what has actually been built. Lenders assess commercial property on rental yield as well as valuation, so a tenancy already in place changes what you can borrow.
