Buying into a project that is still being built
An ongoing venture sits between the two easier cases. Unlike a pre-launch the layout is approved and work has started, so you can walk the site and see the roads going in. Unlike a completed project, what you are buying is partly a promise — the amenities, the drainage and the street lighting are scheduled rather than finished.
That makes the handover schedule the thing to pin down. Ask when internal roads, drainage and electricity will be complete, and get the answer written into the agreement rather than given verbally. An agreement that avoids committing to a date for amenities is worth slowing down for.
Phased release, and what it means for price
Plots in these ventures come out in phases. Early phases are usually keener on price and later ones sell against visible progress, so the rate you are quoted depends as much on timing as on the plot. If a size you want shows as unavailable, it is worth asking when the next phase is expected rather than assuming the venture is sold out.
The checks do not change
Sanctioned layout plan with its approval number, thirty years of link documents, an encumbrance certificate for the same period, the plot schedule showing your number and extent, and RERA registration verified on the state portal where the project requires it. Visiting a layout the same team handed over years ago is the single most useful hour you can spend before booking.
