New Ventures and Upcoming Projects in Kurnool

What “upcoming” means here

An upcoming venture is one where the land is acquired and the layout is planned, but plots have not yet been released for general sale. Approvals may still be in progress. That is precisely why the pricing is keener than it will be later — you are taking on a little more timing risk than a buyer in a completed layout, and the discount reflects it.

What to ask at pre-launch

The questions differ slightly from buying into a finished layout. Ask which approval is being sought and what stage it has reached; ask what happens to your booking amount if the approval is delayed or refused, and get that answer in writing; ask when internal roads, drainage and electricity are scheduled, and when the layout will be demarcated on the ground. A developer with nothing to hide will answer all four without hesitation.

Then do the ordinary checks anyway: thirty years of link documents, an encumbrance certificate for the same period, and the survey numbers matching what is being sold. A pre-launch price is not a reason to skip the paperwork.

Seeing the track record first

The most useful thing you can do before buying into a launch is to visit a layout the same developer handed over five or six years ago. Our completed projects are listed separately for that reason. Roads that are holding up and drainage that still works tell you more about what your plot will look like in a decade than any brochure for the new venture will.
