The Real Estate (Regulation and Development) Act made registration mandatory for most projects, and Andhra Pradesh maintains its own portal where any buyer can look a project up. You can search by project name, promoter name or registration number, and confirm the details for yourself rather than taking a brochure at its word (AP RERA official portal).
It takes about five minutes. It is the single cheapest piece of due diligence available to you, and remarkably few buyers do it.
What does a genuine track record actually look like?
Marketing language is easy to produce. Completed projects are not.
When a developer claims experience, ask for the specifics — and then go and look:
